Goal:
The Pharmaceutical company engaged Trammell Crow Company (TCC) to help centralize the real estate and facilities service functions into a best-in-class functional area. The project also called for an energy cost management initiative.
Solution:
TCC contracted with PRES Energy, a Stark Tech Company, to formulate a strategy that addressed savings initiatives and improved the productivity of the end-user’s core business. The real estate portfolio analysis produced by PRES identified potential savings at the Pharmaceutical and Medical Surgery Distribution Centers by optimizing lighting and HVAC systems.
The solution called to first retrofit the lighting systems, which enabled fast ROI on invested capital, in addition to a positive impact on work environment and employee productivity. Distribution employees had been experiencing difficulty reading labels when order picking and packing. The new lighting systems made it easier to read and a healthier environment for the workers.
The distribution facilities need precise climate control in order to meet stringent regulations when manufacturing and packaging prescription drugs. In order to reduce operating costs but continue to ensure the storage temperature requirements were met, it was recommended that the HVAC control systems were replaced the new and improved technology.
