GOAL:
The goal of the project was to design a centralized building management system for mechanical and electrical systems, surveillance and security to help optimize building performance, control costs, and minimize risk,

SCOPE:
U&S Services, a Stark Tech company, has been the controls & service provider for KeyBank Arena for the past 25+ years. The program began when the arena was built in 1995. U&S has been providing customized solutions integrating and upgrading Schneider Electric buildings controls to maintain precise conditions at the arena. A centralized Building Management System is used to monitor facilities conditions, and using data from systems, including infrared ice surface temperature sensors and slab temperature sensors to automate, maintain, and adhere to the strict regulations by the National Hockey League for ice conditions.

Sensor data helps control and detect faults within the refrigeration condensers, compressors, glycol pumps and hot-gas solenoids. In addition, the sensors measure oil temperature and pressure for early warning of impeding equipment failures.

The BMS uses humidity data from high capacity air handling units with massive desiccant wheels to ensure ambient air moisture.

KEY AREAS:

  • Centralized BMS System
  • Integrated Controls System
  • Energy Optimization with KWh metering
  • Dehumidification controls
  • Biometric access controls
  • Digital video surveillance
  • Ice rink infrared sensor controls
  • Pres box touch screen lighting controls

CONCLUSION:
It takes precision, depth of knowledge and technical expertise. Having a centralized building management system for mechanical and electrical systems, surveillance and security helps KeyBank optimize building performance, control costs and minimize risk.
